Do I need a permit for a shed?

The City of Boulder has one of the strictest accessory structure thresholds on the Front Range. Sheds, pergolas, and similar detached structures under 80 square feet, no taller than 10 feet, with no electrical or plumbing, do not require a building permit. Anything larger or anything with utilities does. Boulder also requires a stamped site survey, accessory building setbacks, and Class A roof assemblies in wildland urban interface zones. Properties in historic districts need a Landmark Alteration Certificate even if no building permit is needed. The homeowner files the permit application. How much does a shed cost?

Boulder projects span the full range. Our smallest builds, like a dog house or firewood shelter, run $450 to $950. Chicken coops are $2,450 to $3,250 with delivery in Boulder County. Our signature garden sheds with TimberTech decks and pergolas are $16,500 to $18,500 fully built. Custom Boulder projects with site work, foundations, or landscaping vary based on what your property needs. We give you a firm number after we walk the lot.

How long does it take?

Most Boulder projects take 2 to 4 weeks once permits clear, plus the permit window itself. Boulder review typically runs 4 to 6 weeks for projects over the permit threshold, longer in historic districts or wildland urban interface zones. We line up the build with the permit so the structure goes up as soon as you are cleared. We give you a specific timeline upfront and keep you in the loop throughout.

Do you handle site prep and landscaping, or just the structure?

Boulder yards often need real site work: grading on a sloped foothills lot, removing old hardscape, installing a crushed granite or concrete base. We handle all of it as one project, with one crew. If you already have a flat pad and just want the structure, we will build on what is there. Your call. Either way you get a finished yard when we leave, not a job site.
