Panorama Sheds is based in Longmont and works across the northern Front Range. Erie is 9 miles south of us, about a 15-minute drive, and we are out there most weeks. Erie is one of our busiest coop and pergola markets because of two things: the lots tend to be bigger than what you find in Boulder or Lafayette, and Erie's accessory structure rules are more relaxed.

The newer construction in Vista Ridge and Colliers Hill, where HOA architectural review tends to be involved and we know what passes the first time. The rural-edge properties in north Erie where bigger structures, livestock setups, and chicken coops all make sense and the room is there to do them right.

Erie has been growing fast and the Town's Building Division has kept pace. We know what they expect in submission documents, where the easement gotchas are in newer subdivisions, and which HOAs require a separate architectural application on top of the permit. Common questions

Do I need a permit for a shed?

Erie has a more lenient threshold than its Boulder County neighbors. Detached accessory structures over 200 square feet require a building permit. Anything under that, with no utilities, generally does not. Setbacks still apply, and structures cannot project into easements per Section 10.4.2A1.c of the Town's Unified Development Code. Erie also has subdivision-specific setbacks worth checking before placement. HOAs in newer Erie subdivisions often have their own architectural review even when the Town does not require a permit. The homeowner files any permits. We give you the construction documents and the right contacts at the Town. Verify the current rules with the Erie Building Division at 303-926-2780.

How much does a shed cost?

Erie projects often run on the larger end because the lots support it. Coops range from $2,450 for our standalone 6x8 to $3,250 for the 4x6 coop with attached run, both with delivery included since Erie is in our normal Boulder County run. Garden sheds with TimberTech decks and pergolas are $16,500 to $18,500 fully built. Custom Erie projects with site work, larger pads, or paddock fencing vary based on scope. We give you a firm number after we walk the property.

How long does it take?

Erie projects typically take 2 to 4 weeks once we start. Town permit review for structures over 200 square feet runs about 2 to 3 weeks, often quicker than Boulder or Louisville. HOA architectural review in newer Erie subdivisions can add another 2 weeks, sometimes longer in Vista Ridge or Colliers Hill. We sequence the permit, HOA review, and build so nothing waits on anything else. We give you a specific timeline upfront.

Do you handle site prep and landscaping, or just the structure?

Erie sites are usually flat and forgiving, which makes the build straightforward. We handle site prep, grading, crushed granite or concrete pads, the structure, and landscaping when you want it. One crew, start to finish. If your site is already pad-ready, we will build on what you have. Your call. Either way you get a finished yard when we leave, not a job site.
